Construction Details
- Great care was taken to the construction on the shared wall to reduce any possible noise. From the studs up; insulation first, then dry-wall, then green glue, then more dry wall.
- Floors joists are 12” OC and significant sound dampening effort was made by installing a rubber barrier between the upstairs and the studio below underneath the engineered floor
- Outside deck on the main level is wired for electric heaters and has a gas stub as well for fire pit, gas heaters, or gas barbecue.
- Seller built the property to live in it – not to sell – hence the high-end finishes and complete redo of all systems. Life changes occurred to where selling made sense.
- Crawl spaces are in the laundry room of the main unit but better access is through a good sized access door in the studio bathroom. Under the house has concrete rat slab.
